No matter how vibrant your imagination, there is only so much excitement that can be created by four walls, some windows, and a door. That’s where GMB Designs’ ezDesign-Online Virtual Home Staging process comes into play!

Virtual Home Staging is an easy and low-cost marketing solution for staging vacant homes. This exciting and streamlined process allows you to present your real estate listing to potential buyers as a fully-fleshed home, by showing them virtually staged rooms without the added expense of installing actual furniture. I will design beautifully crafted layouts, complete with furniture and décor options, to be rendered directly onto pre-existing digital photographs of your vacant rooms. In this format, you can use the renderings to amplify the power of your real estate marketing: add the staged pictures to your broker’s listing, upload the pictures to the social media site of your choice, or enlarge the pictures and display them at an upcoming open house.

By using the Virtual Home Staging service to enhance the look of your listing’s vacant rooms, GMB Designs will be able to inspire your buyers; providing them with suggestions for furniture placement, decorating ideas, and different layout options—helping any potential buyer to better visualize the potential of your listed home.

Once the process is complete, you will be provided with your digitally rendered photographs—fully staged and customized especially for your project. You can also elect to add Inspiration Boards for each room, which depict the design possibilities of each staged space, along with a floor plan to display in each room of the home.

You provide me with:

Step 1 - Digital photographs of each room that will be virtually staged. Please include a photograph of the home’s exterior as well.

Step 2 - Precise measurements for each room. The need for accurate measurements is vital to the success of your project. Furniture, rugs, and other items selected for each room will be scaled to fit within the photograph, resulting in a realistic finished design.

Step 3 - Fill out the ezDesign-Online Virtual Home Staging Questionnaire provided in its entirety.

The design process takes about seven to ten business days, and will commence immediately after I receive your information, as explained above.

This add-on feature will enhance the possibilities of the Rendered Photo Package selected above. Each Inspiration Board includes a staged and rendered photograph, along with a floor plan, your company logo, and a photograph of the home’s exterior, mounted on a 14” x 18” laminated black core board.

Inspiration Boards will be shipped to you within seven to ten business days after I receive your information, as explained in Steps 1 - 3 above.
